• The 'Good Homes' go quickly!

• Property Owners will list vacancies well in advance of the existing tenant leaving.

• Owners can pick & choose who they want to lease their home. ( most will wait and take several applications to find the best tenant)

• Your timing is the single greatest variable that will affect your selection. i.e. Looking to early, looking to late, paying double rents, waiting for application to be picked then approved, (what if they pick another applicant) Start the whole process over again... because the good one go fast!

• Most viewing appointments will require 24-48hr notice before showing as a courtesy to the tenants. This can be a real headache! The listing agents if busy will make 'rental' showing a lower priority

• Deposits are usually equal to one months rent.

• Pet Deposits are usually one half to a full months rent.

• The landlords will not hold a vacancy for more than a week.

• You may be required to provide a refrigerator, lawn care and other home relate items or tasks.

Most importantly if you have pet's you are far less likely to have your application picked.  If a owner has several applications of equal value to choose from the pet owner is usually not a first pick... sad, but this has been our experience and a burden placed on the property owners by their insurance policies
